Canada Water Masterplan Transport Drop-in Session

Canada Water Masterplan Transport Drop-in Sessions.  Ahead of the next stage of consultation Canada Water Masterplan will be holding two informal drop-in sessions to gather insight and a more detailed understanding of the local transport network from a community perspective. This follows requests at the July 2016 transport session for a clear opportunity to contribute local knowledge across all types of transport as part of developing a masterplan.

These are information gathering events and British Land and the consultation team would like you to share your experience of getting around the local area. The team will be building a map of ideas and issues – if possible please email photos or information ahead of the session to team@canadawatermasterplan.com, or bring them on the day.

Before each drop-in event, the group will have walkabouts to see and discuss the area first hand.

On Saturday 3 December, the group will have slightly longer to explore different aspects within walking distance of the shopping centre.

On Thursday 8 December, this will focus on the local road network at peak time.

The Canada Water Masterplan

Since March 2014, there has been an on going community consultation process to look at the future of the Canada Water Masterplan area. This includes redevelopment of the SE16 Printworks Site (formerly known as Harmsworth Quays), the Surrey Quays Shopping Centre Site and most recently the Surrey Quays Leisure Park Site. British Land is working with Southwark Council to bring forward a mixed use development for the Canada Water Masterplan, as part of a new town centre for the area. Allies & Morrison are the masterplanners and have been developing initial ideas, informed at every stage by the input and feedback from the community consultation process.

Background

SE16 Printworks Site
This site was vacated in September 2013 after the Daily Mail General Trust (DMGT) decided to move their operation to Essex. British Land have purchased DMGT’s interest of the site and have been working with Southwark Council, as a part freeholder, to bring forward redevelopment proposals for a mixed use scheme.

Surrey Quays Shopping Centre Site

As owner of the shopping centre site British Land included it as part of the masterplan following the first stage of consultation; where there was strong feedback to have a joined-up approach to the area – including improved connections with the shopping centre and an improved retail and leisure offer that makes more of the water-setting.

There is an existing planning permission to extend the shopping centre, however it is now felt that the opportunity exists for a more ambitious redevelopment of the site, which will help create a new Town Centre for Canada Water; including a vibrant retail and leisure district reinforcing and building upon the existing thriving community atmosphere.

Surrey Quays Leisure Park Site

The Draft Masterplan principles consultation, held in December 2014, included an indicative vision for this site to help inform a joined-up approach to the area, although at this time the site was outside of British Land’s ownership. In March 2015, British Land acquired the freehold of the Surrey Quays Leisure Park site from Aviva Investors, so it can now be fully considered as part of the Canada Water Masterplan area. Project context

The area between Canada Water and Surrey Quays is a significant area of change with a number of other developments coming forward. It is identified in Southwark Council’s Area Action Plan as an important opportunity to contribute to the creation of a more successful and pedestrian-friendly town centre. The Further Alterations to the London Plan also identifies the area a new Opportunity Area.

The design and consultation will need to consider community aspirations, feedback and key issues alongside this planning context. You can find an overview of the different sites and Area Action Plan in the introductory flip-book.

Consultation to date

Between March and May 2014 we held the first stage of consultation, to consider the Printworks site in the changing context, discuss what’s important to consider and how design principles could be approached – all prior to plans being developed.

July 2014 saw an additional stage of consultation to discuss inclusion of the shopping centre and further inform development of the initial draft masterplan principles; these were then exhibited in December 2014 for community review.

In March 2015 British Land purchased the freehold of the Surrey Quays Leisure Park Site and following a period of review are developing a joined-up approach to all three areas, collectively known as the Canada Water Masterplan.

In the second half of 2015, we held a series of ‘surgery style’ drop-in sessions for any questions on the project and an opportunity for those who haven’t had a chance to get involved so far. As well as a series of focus-sessions looking specifically at Canada Water Dock; the proposed green link between Russia Dock Woodland and Southwark Park; and high street between Surrey Quays and Canada Water stations. We also held two sessions to help explain and demystify the planning process.

All feedback is shared and discussed directly with British Land and the project to inform development of the masterplan. The report from the Draft Masterplan consultation is now available for community review and can be downloaded here.
